Milena Radjenovich, CAM
President
Milena Radjenovich, CAM, is a seasoned leader with decades of experience in community association management and more than 20 years in executive leadership, including role as Chief Executive Officer. She has built a distinguished career defined by expertise in strategic operations, large-scale project management, client service, and organizational innovation.
Under her leadership, client retention remained high year over year, with many client relationships extending beyond 25 years.
In her executive roles, she delivered measurable business growth by increasing revenues and elevating company ratings, financial performance and market presence. Milena has led outreach and retention initiatives enhancing client satisfaction among owners of Chicago-based high-rise condominium associations, cooperatives, and large-scale HOAs.
Beyond her operational leadership, she also gives back to the industry as a Board Member for ABOMA, serves as Trustee for SEIU Local 1 Health and Pension Benefit Funds, and is a member of CAI.
Lisa Briatta
Vice President
A Chicago native and graduate of Northern Illinois University, Lisa Briatta has been a driving force at First Community Management since 2014. With a strong foundation in customer service, she quickly distinguished herself as a leader, earning promotion to Assistant Vice President of Residential Services in 2019.
In her executive role, Lisa leads FCM’s Community Administrative team, where she combines hands-on leadership with a passion for training and mentorship. She ensures that every client experience reflects FCM’s core value of exceptional service—fostering strong relationships with homeowners, boards, and colleagues alike. Lisa also spearheaded the creation of the company’s acclaimed Community Manager in Training (CoMIT) program, building a pipeline of talented managers prepared to deliver industry-leading service and leadership. Lisa’s career reflects her commitment to growth, innovation, and client success—making her an invaluable partner to boards and communities throughout Chicago.
Rich Green, CMCA
Vice President of Community Management
Rich Green has more than 20 years of experience in community association management and has been an integral part of First Community Management since 2012. He joined the firm as a seasoned manager and, by 2014, became a member of the leadership team, where he has played a pivotal role in guiding and supporting FCM’s community managers in both their daily responsibilities and long-term professional growth.
In addition to his leadership in operations, Rich has recently focused on advancing FCM’s technology initiatives. He has overseen the automation of board packets and budget drafts, introduced an internal AI assistant, and implemented 24-hour AI support for residents. These initiatives reflect his commitment to providing FCM’s management team with the most advanced tools available empowering them to deliver the highest level of service to boards, homeowners, and residents alike.
Rich holds the CMCA designation from CAI, is a CAI committee vice chair, and has been published in Common Interest magazine.
Kayla Hillerns, PHR
Vice President of Accounting & HR
Kayla Hillerns joined First Community Management in 2012 and has grown with the company through more than a decade of dedicated service and leadership. She began her career as an Accounting Manager before expanding her expertise as a Community Association Manager, gaining a comprehensive understanding of both the financial and operational sides of association management.
As Vice President of Accounting and Human Resources, Kayla oversees all client and corporate accounting functions, ensuring accuracy, transparency, and financial integrity across the organization. She also leads the company’s HR initiatives, fostering a positive and high-performing workplace, and plays a key role in onboarding new associations to ensure smooth financial transitions and long-term success.
Drawing on her education from the University of Wisconsin and her extensive industry experience, Kayla brings strategic insight, strong leadership, and a commitment to excellence to every aspect of her work. Her expertise continues to strengthen First Community Management’s mission of providing reliable, responsive, and results-driven service to the communities it serves.
Lou Lutz, CMCA, PCAM, CPM
Consultant
Lou Lutz has been a fixture in Chicago community association management since the inception of condominiums in Illinois. He is an Illinois licensed Real Estate Broker, Community Association Manager and Insurance Producer. Prior to joining First Community Management , Lou lead two property management companies to prominence in the Chicago and suburban markets as their president and operating partner.
He is passionate about providing service to support community association board members and developing managers to become experts in management. His passion is evidenced by donating time to professional organizations as a director and president of the Community Association Institute (CAI) the Institute of Real Estate Management (IREM) and the Apartment Building Owner Manager Association (ABOMA) as well as teaching property management as a certified instructor for CAI. Lou holds the CMCA and PCAM designation as awarded by CAI and the CPM designation awarded by IREM.
He is a recognized expert in community association living and is often quoted in local and national publications. Lou has written several articles and blogs as well and is a frequent speaker about community management.
